Kylie Walters, one of the Star’s expert real estate agents, agrees that the location is this house’s biggest selling point.
“Anything South of Queen comes with a premium because you’re so much closer to the water,” she says.
Walters adds that properties east of Glen Manor specifically are also “very desirable” because the area is considered more well-to-do.
The home has four bedrooms and four-and-a-half bathrooms, along with a finished basement with its own side entrance.
On the ground floor is a large living room, dining room and kitchen with a breakfast nook and door to the backyard, all connected by a central hallway with dark hardwood floors and white walls.
The upper two floors are composed of bedrooms, with three on the second floor and the third floor dedicated to a fourth bedroom.
One of the bedrooms on the second floor has an ensuite, along with the bedroom on the topmost floor — which has its own jacuzzi.
The basement features a living area, kitchen, laundry room and fifth bedroom.
And, in the backyard, there is a large patio that is partially covered with space for an table and other outdoor seating. The backyard also leads to the garage that can be converted into an in-law suite.
The house is currently listed at just under $2.35 million, which is about $700,000 above the average listing price for detached homes in Toronto last month, according to the most recent report from Toronto Regional Real Estate Board.
Walters says the house has been on the market at the same price since July, but that the market now is “much different” as we head into the fall.
